Improvements

In this section, you’ll find details involving the Improvements process at Ocean Beach & Yacht Club.

Improvement Applications Required For

 

There is a $1,000 application fee for each of the following:

  • Demolition of the existing structure and construction of a new dwelling.
  • To raise an existing structure
  • Remodeling of an existing structure when the foot print is enlarged or the total amount of the work encompasses more than 50% of the structure.

There is no application fee for each of the following:

  • Bulkhead and Dock replacement and or repairs.
  • Fence installations.
  • Installation of a storage shed.

Notification of the Improvements Committee is Required Prior to the Following:

  • Replacement of a roof.
  • Installation of new siding.
  • Replacement of windows.

* There is no fee for the above.

In the event of an emergency a homeowner may apply for permission to make a minor repair during the summer season. (Examples are a failed air conditioner, broken window, broken storm door and similar tasks.)

You may use the following check list for submitting the Improvement Application to The Ocean Beach and Yacht Club.

Please submit the following information along with the improvement Application:

Requirements to construct a new dwelling:

  1. 2 Certified copies of the Architectural Drawings of the proposed new dwelling.
  2. 2 Certified copies of the plot plan/survey locating the proposed dwelling on the lot.
  3. 2 Certified copies of the Flood Elevation Certificate.
  4. 2 Copies of the existing survey.
  5. A signed copy of the Hold Harmless Agreement.
  6. A signed copy of Construction Affidavit.
  7. A check in the amount of $1,000.00 made payable to the Ocean Beach and Yacht Club.

Requirements for raising the existing dwelling:

  1. 2 Certified copies of the foundation drawings showing the location of the entry stairs
    and landing platform.
  2. If a new Deck is proposed, please submit 2 certified copies of a plot plan/survey locating
    the deck.
  3. 2 Certified copies of the Flood Elevation Certificate.
  4. 2 copies of the existing survey.
  5. A signed copy of the Hold Harmless Agreement.
  6. A signed copy of the Construction Affidavit.
  7. A check in the amount of $1,000 made payable to Ocean Beach and Yacht Club.
